How To Perform Toronto Home Staging To Sell Your Property Quickly And Profitably

By Diane Barnes

Trying to sell a property can seem very difficult. You may worry about how you will attract buyers and how you will make your house or condominium stand out from the others that are available in your area. Toronto home staging may be just what you need in order to make sure that buyers are more interested in your home than they are in any of the others. If you have never heard of this process, here is what you need to know.

While you may think that the staging process is a very involved one, the term simply refers to the act of decorating a house, apartment or condominium. A fresh, neat interior that looks ready for buyers to move into will be more appealing to them than a property that is worn or dated or which may need expensive updates to be inhabitable. Unlike costly renovations, these changes can often be done for a reasonable amount of money.

One thing to consider is whether you want to hire a professional to stage your property or if you want to try and do the work yourself. There are many professionals working in Toronto who can come into your residence and suggest improvements that can be done to make it look much more appealing to buyers. You can then decide whether you want to do the work yourself or allow the professional to do so. Just remember that doing the work yourself may help you save money but it may not result in as drastic an improvement.

A budget is always a good idea regardless of who is doing the actual decorating work. If you are trying to figure out how much to spend on the changes, setting aside a tenth of what your property is worth can ensure you have a reasonable budget to work with.

One common change is in the color of your paint. Often neutral colors are preferable for buyers so it is not unusual to hear a decorator recommending that you use neutral colors on your walls. Often fresh paint can make your home look nice and new and make a buyer think that they can simply move right in to your house or condominium. There are many beautiful neutral shades available today and it should not be difficult to find one that you like that is also appealing to prospective buyers.

When staging your property you may also want to remove some personal artwork and decorations from your rooms. This can be beneficial in several different ways. The first is that if a room seems more impersonal it can be easier for a buyer to imagine their own items there instead of yours.

Rearranging furniture or replacing existing pieces with new items is also fairly common. Often a staging company will use a rental agency in order to get new furniture and will simply place existing items into storage. This can be helpful but storage rental fees can add up and end up blowing your budget. Make sure you consider these extra costs.

There are many companies that offer these services. If you are having a hard time finding one to help you out you might want to speak to your real estate agent. Likely they will have a professional that they tend to work with on a regular basis.
