The dream of owning a traditional home in the suburbs may seem very difficult to realize for a lot of the population. They may not be able to afford the down payment required or the monthly payments, even if they are spread out over thirty years or so. Sometimes these people opt for something a little less expensive while still having the feel of a single family home. A lot of people still think of these types of residences as the old metal sided structures set up in less than desirable locations in rural areas. Today you have the opportunity to chose from prefabricated or manufactured housing that is modern and well built, but very different. Prefabs are factory built structures that are transported in pieces to the building site. There are basically two types of fabricated houses.

One type of prefabrication is panel built. This means the structure's walls are built in the factory and then transported to the site where they are erected on an already laid foundation. They may be one or more stories, and often have fixtures and appliances that can be secured while the walls are in transit. This can lead to savings for the purchaser because there is less for the builder to do.

Modulars are the other type of prefab. Instead of building panels in the factory, this kind of house is constructed in separate block like modules which are moved to the building lot on a special trailer. Because highways and interstates must be used, there are width restrictions when transporting them. Any additional structures such as carports or garages must be built once the modular has reached its destination.

The other type of mobile home is manufactured housing. These are constructed in the factory and moved by trailer to the building site. If they are twenty-four wide or thirty-six wide structures, they will arrive in sections and be put together once they are removed from the trailers.

Construction is not the only difference between prefabricated and manufactured housing. The prefabs are designated as real property with recorded deeds while manufactured homes are still considered personal property that are transferred by bill of sale. The regulatory requirements for the two are very different.

Because of the way they're constructed, prefabs have much more leeway when it comes to appearance. They can be customized much more easily than manufactured homes and generally are superior in quality. Real estate almost always has a higher resell value than personal property as well.

Regardless of the types of home that most appeals to you, you need to do the research necessary to make an informed decision before you buy anything. A home is often the biggest purchase people make in their lifetime.
