Why We Need Homeowners Association Management Companies

By Daphne Bowen

It is an enterprise driven by development. A real estate developer creates it as a neighborhood is in its initial stages of development. Membership is a key attribute and individuals instantly qualify to become one each time they decide to purchase a house. There exists a board headed by the developer himself. Other members are residents who have already bought homes. The power over the residential units is with the chairman of the board until more than a half of the units have been bought. During this time, a new governing council for the homeowners association management companies is voted by house owners.

Laws dictate our life on planet earth. A set of rules and guidelines for homeowners associations exist. They include housing pattern policies and other regulations. The chairman of the committee together with all stakeholders work hand in hand to ensure that these laws are followed. There are other prohibitive policies which dictate the form of development. The objectives of the laws are sustainability and conservation.

Determination of the perfect homeowners management company is a tough choice to many living in the suburbs of Raleigh NC. Diversity is a contributing factor to these hustle. One is expected to pick a firm that will respond to his tastes and preferences. An institution which views a neighborhood as a community. This way, harmony between residents will be established whenever need arises.

Long ago in Raleigh NC, housing corporations evolved. They were focused on creating a consumer base as well as sensitizing the need of sustainability for better lives. Generally, the American government through the Ministry of Housing pushed for this establishment. A major contributing factor was high population growth in the 1960s. Other legal statutes also contributed to the formation of this association.

There are countless benefits of this corporation. One of them is that it provides an opportunity for tenants to be involved in law making processes. Covenants and regulations that govern a certain development pattern can be amended by the residents. Their opinions bases on both subjective views and cultural influences count. This is a form of public participation where rational decisions are the outcome.

These firms are not profit driven. Nevertheless, they generate income from dues paid by individual members. This amount goes to projects such as beautification of the neighborhood. Security in the area is also tightened since a good percentage of the income is allocated to it. For accounting reasons, official documents and other evidence of how the money is spent is kept. This is to prevent conflict driven by greed from arising.

It is sad to note that restrictive covenants have drawn a lot of criticism. Those wishing to purchase homes are enslaved to a rigid pattern of housing. Their insights on the projected outcome of most residential projects has been ignored by what is known as a restrictive covenant. Penalties have been put up for anyone who disobeys these policies. This is against what humans are constitutionally entitled to.

In a nutshell, these associations are driven by the ultimate goal of sustainability. Theirs is to ensure that life around us is conforming to the development standards drafted by skilled men and women. Their role in the country wide development is however not forgotten because they pay taxes. Our residential units need their management and supervision.
