You must make the final decision based on the information available to you and any explanations provided by the potential renter.

Performing a background check will give you insight into the person's character and whether or not they have had legal issues in their past or present. A background check will tell you whether the person has any criminal history or other legal troubles. If they have been arrested and the nature of their crime.

A person with a clear background history is not always a good indication of their character and there is always the potential for a problem in the future, but it will let you know that the person has not been in trouble with the law in the past or present.
